What we build

Built for the projects that can't afford a blown schedule.

Five project types, one delivery standard. Every job gets a fixed scope, a named project manager, and a weekly schedule update, the same way, every week.

Office build-out

Office & tenant improvements

Multi-tenant build-outs, single-tenant HQs, coworking fit-outs. Phased work for occupied buildings.

  • Demising walls, MEP, finishes
  • After-hours phasing for live floors
  • Landlord coordination & permitting
Medical / dental build-out

Medical & dental buildouts

Practices that open on the date you announced. Build to health-department and ADA spec the first time.

  • Med-gas, lead-lined, and op rooms
  • Health-dept and AHJ coordination
  • Infection-control during occupied work
Retail build-out

Retail & restaurant

Storefronts, boutique chains, restaurants. Delivered ready for your grand opening, not the week after.

  • Brand-standard rollouts at scale
  • Kitchen, hood, and grease systems
  • Storefront, glazing, and signage
Institutional build

Institutional & education

Private schools, daycares, faith and community facilities. Summer-window delivery so you open with the term.

  • Hard-deadline summer turnarounds
  • Durable, low-maintenance finishes
  • Background-checked crews on site
Industrial build

Industrial & warehouse

Tilt-up shells, warehouse fit-outs, light manufacturing. Dock levelers, slab work, and racking-ready floors.

  • Tilt-up & pre-engineered metal
  • Slab, dock, and loading systems
  • Heavy-power and 3-phase rough-in

Don't see your project?

We also deliver fitness studios, bank branches, auto dealerships, ground-up pad sites, and post-disaster rebuilds. If it has a foundation and a permit, we have a crew for it.

Why owners and developers stay with Keystone

Three things every owner has been burned by before.

We answer the phone.

Every project has a named PM and a backup. You don't chase a superintendent who won't call back. If we miss your call, we call back within two business hours.

We hold the number we bid.

Fixed, line-item bids with allowances spelled out up front. No mystery change orders at 60%. If scope changes, you approve the cost before we lift a tool.

We don't vanish at 90%.

96% on-schedule completion across 180 projects in three years. We close the punch list and hand over the building, instead of leaving you chasing a final 10% for months.

Owner James

James H. · Founder & General Superintendent · building in [Your City] since 2011

The builder

"I started Keystone because I was tired of being the contractor who finished late."

Before Keystone, I spent eight years running jobs for two regional GCs, both bigger than us, both famous for the same thing: the schedule on the wall and the schedule on the ground never matched. The owners who came back weren't the ones with the prettiest lobbies. They were the ones we kept in the loop.

Keystone was built around that. Every project has a name. Every site has a working superintendent. Every Friday you get the real schedule. We didn't reinvent commercial construction. We just stopped doing the things owners complain about.

How we build your project

From first site walk to keys in hand, with no surprises in between.

1

Site walk

Within 48h of inquiry

2

Fixed bid & schedule

You get a line-item bid with allowances and a real calendar: milestones, inspections, and a completion date. You sign what you see.

Within 3 business days

3

Preconstruction & permits

We pull permits, lock in subs and materials, and assign your PM and superintendent. Long-lead items are ordered before we break ground.

Before go-live

4

Build & weekly updates

We build it, send a written progress update every Friday, walk the punch list with you, and hand over a clean, inspected building.

What owners say

Recommended by the people who fired their last contractor.

"Our last GC was six weeks late and full of excuses. Keystone gave us a date at bid, hit it within two days, and the change orders were exactly what they warned us about up front. We've handed them two more locations since."

DM

Diana M.

Director of Real Estate · Pinewood Retail Group

"We're a 7-op dental practice and we'd announced an open date before we hired anyone. Keystone built to health-department spec the first time and we passed inspection on the first walk. We opened on the day we promised our patients."

RV

Dr. Raj V.

Owner · Westside Family Dental

"They built our flagship store while the mall stayed open, worked nights when they had to, and turned it over spotless for opening weekend. The Friday updates meant I never had to drive out to find out where we stood. Worth the premium."

Frequently asked

The questions every owner asks first.

Do you self-perform or sub everything out? +

We self-perform carpentry, concrete, and finishes with our own W-2 crews, and run a vetted bench of trade partners for MEP and specialty scopes. Self-performing the core is why our schedules and quality stay consistent instead of riding on whoever was cheapest that month.

What size projects do you take? +

Most of our work runs from roughly $150K tenant improvements up to $8M ground-up commercial. We're happy to bid smaller renovations for repeat clients, and we'll tell you honestly if a project is a better fit for a different builder.

Are you licensed, bonded, and insured? +

Yes. Licensed general contractor, $5M general liability, $2M umbrella, and full bonding capacity for public and landlord-required work. Certificates and bond letters are provided before mobilization, and we're additional-insured-friendly for owners and property managers.

Can you handle multi-site or phased rollouts? +

Yes. We currently deliver multi-location retail rollouts, regional dental groups, and phased work in occupied office buildings. One PM, one schedule of values, one point of contact across every site, so you're not re-explaining the program at each location.

Do you build to LEED or sustainable standards? +

Yes. We have LEED-accredited PMs on staff and regularly build to LEED, ENERGY STAR, and owner sustainability programs, including construction-waste diversion and low-VOC material schedules. We'll scope it into the bid wherever you want it.
